Our Story
OTI Architecture was established in New York City in 2008 by a group of architects who shared a belief that the built environment shapes human experience in profound and lasting ways. From the beginning, we have pursued work that is rigorous in its thinking, honest in its use of materials, and deeply responsive to context.
Over nearly two decades, we have built a practice that spans residential, commercial, cultural, and hospitality work — united by a consistent commitment to craft and a refusal to treat any project as routine. Every commission, regardless of scale, receives the same careful attention to site, program, and the particular needs of the people who will inhabit the space.
Philosophy

Context First
Every project begins with a close reading of its site — its topography, its light, its relationship to the surrounding built fabric. Architecture that ignores its context is architecture that fails.

Material Honesty
We believe in the expressive potential of materials used truthfully. Stone, timber, glass, and steel each have their own logic and beauty — our role is to reveal it, not disguise it.

Enduring Quality
We design for the long term. Buildings that are well-made and well-considered improve with age. We resist the fashionable in favor of the timeless.

Human Scale
Architecture exists to serve the people who inhabit it. We design spaces that feel right at the scale of the human body — generous without being overwhelming, intimate without being cramped.
Leadership
Oliver T. Ingram
Founding Principal
Oliver founded OTI Architecture in 2008 after a decade at leading firms in New York and London. He holds degrees from Yale School of Architecture and the Architectural Association, and has been recognized with awards from the AIA and the Architectural League of New York.
Theresa Okafor
Principal, Design
Theresa leads design across the studio's residential and cultural portfolio. Her work is characterized by a rigorous spatial intelligence and a sensitivity to the relationship between interior and landscape. She joined OTI in 2012 after completing her graduate studies at Columbia GSAPP.
Isaac Reyes
Principal, Technology
Isaac oversees the studio's technical practice, leading the integration of advanced computational design and fabrication methods into the design process. He holds a Master of Architecture from MIT and has lectured widely on the intersection of technology and craft.
